Create room types, physical rooms and rate plans, then load prices for a date range in bulk.
BedsBooking separates room types (what you sell, e.g. Deluxe Double) from rooms (the physical units, e.g. 201, 202). Rates are attached to room types.
Room types
Go to Settings → Rooms and click Add room type. Enter the name, maximum adults and children, bed configuration, size and a short description. Upload at least three photos; the first one is used by the booking engine and OTAs.
Rooms
Inside the room type, add each physical room with its number or name. The number of rooms sets the default availability for that type.
Rate plans
Every room type needs at least one rate plan. Common setups:
- Standard (room only, flexible cancellation)
- Breakfast included (+ a fixed amount per person)
- Non-refundable (−10% of Standard, no cancellation)
Derived plans are linked to the base plan, so changing the base price updates all of them.
Loading prices
Open Rates & Availability, select a room type and rate plan, then use Bulk update to set a price for a date range, specific weekdays only, or a whole season. You can also set minimum stay and closed-to-arrival from the same screen.
Tips
- Load at least 12 months of rates so OTAs can sell far ahead.
- Use Copy from last year to start from your previous season and adjust.
